A new central pedestrian connection from Hawkins St to Tara Street and with the creation of a new ‘Central Square’ at the heart of the masterplan which offers café/retail frontage plus main entrances into the new proposed office building.
Two defined blocks ranging in height from 6+2 to 10+2 floors (in line with the LAP guidelines) with full frontage onto the bounding streets. The block arrangement creates strong street edges whilst allowing for good pedestrian permeability through the site. The blocks are arranged to offer future development phasing around the new proposed public realm.
The office buildings are designed such that the central core allows for full tenant flexibility and potential for full building, floor/floor, half floor/half floor lettings.
Active frontage uses including café, retail and restaurant at ground level to offer active frontage and enlivenment of the new public realm.
