Cobelpro Real Estate Managers have engaged RKD Architects to design and upgrade works of two buildings located in Pegasus Business Park.
The new refurbished offices are situated in Building 8, part of a larger complex of commercial development located near Zaventem International Airport in Brussels. The entire business park has been taken over by Ares Management, UK based company, which employed Cobelpro as main site managers.
Building 8, containing the refurbished offices, was originally constructed in the early 2000s, and has not been fully utilised in recent years. On the ground floor of Building 8 there is a canteen with associated kitchen located. This canteen is the main food serving facility in the entire business park. RKD was asked to take a lead in design works, cost control, tender process and site supervision.
The objectives put in front of the design team was to upgrade the real estate value of the new refurbished offices, create a business park focal point, create a service hub for all site workers and increase the quality of future internal workspace.
RKD initially incorporated design of the landscaping scheme around the new refurbished offices but this aspect of works was later cancelled by the client. The entire project is being done in phases.
The total area of Building 8 is 6,800m2. The design works included full refurbishment of the reception area, fit out of upper office floors to CAT A level, upgrade of cores and toilet blocks, lifts replacement, provision of chilled ceilings in place of standard air conditioning system.
RKD has also designed a meeting hub on the ground floor and office space show room on the 3rd floor; however, this part of the development was later on cancelled and CAT A offices were designed in the entire building.
All facades of the building were cleaned up. This building was designated for higher-profile clients who expected more comfortable working environment.
The project achieved its sustainable target of BREEAM Good interim certification at design stage.
