Cobelpro Real Estate Managers have engaged RKD Architects to design and upgrade works to the Service Centre and Incubation Unit in Pegasus Business Park.

The Service Centre and Incubation Unit are situated in Building 7, part of a larger complex of commercial development located near Zaventem International Airport in Brussels. The entire business park has been taken over by Ares Management, UK based company, which employed Cobelpro as main site managers.

The Service Centre and Incubation Unit building was originally constructed in the late 1990s. During recent years it has not been fully utilised. RKD was asked to take a lead in design works, cost control, tender process and site supervision.

The objectives put in front of the design team was to upgrade the real estate value of the Service Centre and Incubation Unit, create a business park focal point, create a service hub for all site workers and increase the quality of future internal workspace.

RKD initially incorporated design of the landscaping scheme around the Service Centre and Incubation Unit but this aspect of works was later cancelled by the client. The entire project is being done in phases.The total area of Building 7, containing the Service Centre and Incubation Unit, is approximately 4,800m2. Building 7 was designed to house a restaurant for 150 people with associated kitchen on the ground floor, general services area (including hair stylist, massage centre and laundry drop off/collection point).

The upper floors were split up into individual office units, approx. 200m2 each, and designed to CAT A office fit-out level. Due to the building’s unattractive appearance, upgrades of elevations were taken into consideration: two colour over ground pods with adjacent fully glazed two storey connection with the building and restaurant extension in a form of a winter garden have been designed on the south-west façade of the building. This façade faces the centre plaza of the campus and through this design became the site focal point. The two pods linked via glazed bridges to the building at 1st and 2nd floor, are housing meeting/office rooms. Additionally the entire elevation has been cleaned up and painted.
