Victoria Quay is a new mixed use development in the village of Passage West, County Cork. The project consists of approximately 10,000 sq. m. retail, 5,000 sq. m. offices, 360 residential units, 280-berth marina, 150-bed hotel, and parking facilities for 1,300 cars.

The site, formerly an industrial dockyard, provides opportunity for the development of a large destination village centre to unlock the development potential of the village as a whole.

The project was carefully designed to be sensitive to the character and scale to the existing village.

The scale of the development transformed the business opportunities in the village and returned the benefits of the waterfront to Passage West.

The elongated proportion of the dockyard site lends itself very well to the development of a mixed-use site taking the full benefit of its location on the River Lee (Cork Harbour).

The urban design quality of the project ensures that the public spaces are well protected, active, and pleasant. The sensitive separation of public and private spaces ensures that the new town centre for Passage West is a vibrant public space and a sustainable residential centre comprising high quality apartments, duplexes, and town houses.
